Apartment values now sit at roughly AED 2,530 / sqft, up around 18% year-on-year and close to 28% above early-2023 levels. Ready one-beds trade between AED 1.6M and 1.9M; two-beds between AED 2.8M and 3.5M. Branded stock such as Address Harbour Point commands a clear premium, around AED 3,400+ / sqft.
Gross rental yields run 5–6.5% on DLD-registered leases — ahead of most mature waterfront districts, with leasing samples running higher still. Off-plan dominates new activity, with a wave of recent launches (Albero, Altan, Aeon). The Blue Line Metro and Dubai Creek Tower remain the long-term value catalysts.
