The shape of that curve matters as much as the total. There's no flat year and no correction — 2020 to 2022 rose at a measured pace, then 2022 to 2025 accelerated as the district's residential base matured and delivery caught up with demand. 2026 year-to-date is already ahead of full-year 2025's average, with three of the biggest catalysts in the district's history — the Blue Line metro, Dubai Square and Creek Tower — still ahead rather than priced in.

Price appreciation alone can happen in a thin, illiquid market — a handful of trophy sales dragging up an average. That isn't what's happening here. Unit transaction volume itself has grown 4x since 2020, meaning far more buyers are transacting, not fewer buyers paying more. Sales value growing 7x — nearly double the rate of unit volume growth — confirms that both the number of deals and the average deal size have expanded together. That combination is the signature of a maturing, deepening market rather than a speculative spike.

Read the two numbers together: if only price had risen 4x, you'd worry about a market pricing out its own buyers. If only volume had risen 4x on flat prices, you'd worry about oversupply chasing a soft market. Growing both, with sales value outpacing volume, is what a maturing masterplan looks like at the point it starts to be recognised at scale.

What this means for anyone buying now

This growth happened before the metro station opens, before Dubai Square trades a single lease, and before Creek Tower has a confirmed completion date. Every one of the district's next major catalysts arrives on top of a base that has already appreciated 72% in per-sqft terms since 2020 — the kind of foundation that makes the case for buying ahead of the next leg, not chasing the last one.
