Handover day: the checklist that protects your money.

With Creek Harbour's biggest handover wave landing through 2028–29, thousands of buyers are about to get “your unit is ready” emails. Handover is the moment your leverage peaks — the developer wants the final payment, and you want a defect-free apartment. Use it well. Here's the complete sequence, from notice to keys.

Before the inspection

Inspection day: where the money hides

  1. AC and chiller — run every zone cold for 20+ minutes; check for weak flow, noise and condensation. The Creek is district-cooled, so also confirm the chiller connection is registered correctly.
  2. Water — run every tap and shower hot AND cold; flush every toilet; check under-sink cabinets for leaks after 10 minutes of running.
  3. Doors, windows, balcony — every hinge, lock and slider; check window seals for whistling and balcony drainage falls.
  4. Finishes — tile lippage and hollow tiles (tap them), paint consistency in daylight, grout lines, kitchen alignment, wardrobe rails.
  5. Electrics — every socket (bring a phone charger), every light, isolator switches, the DB board labelling.
  6. Views and orientation — confirm the unit matches what you bought: floor, view line, layout handedness. Mistakes are rare but catastrophic to catch late.

Do not accept keys with open snags “to be fixed later” unless they're documented in the signed snag list with a completion date. Your leverage drops the moment you take possession.
