Rent is only line one of the budget. The question tenants and landlords alike get wrong on the Creek is the utilities stack — above all the chiller, the district-cooling bill that surprises everyone who moves from a DEWA-cooled villa. Here's the full stack, with realistic bands.
1 · DEWA — electricity and water (cooling excluded). Slab-tariff billed monthly, plus the housing fee: 5% of your annual rent, divided over 12 months, collected on the same bill. On a AED 100k rent that's AED 417/month before you switch on a light.
2 · District cooling (the "chiller") — Creek Harbour towers are cooled by chilled water from a central plant, not individual AC units. The bill has two parts: a demand charge (fixed, based on your apartment's cooling capacity — payable even if you're abroad all summer) and a consumption charge for what you actually use.
3 · Gas — most Creek towers are all-electric; no separate gas bill in the majority of buildings.

The most misused phrase in Dubai listings. "Chiller free" can mean the landlord pays the whole cooling bill, only the fixed demand charge, or a capped amount. Get the exact split written into the tenancy contract — the difference is thousands of dirhams a year on a 2-bed.
For landlords the calculus flips: offering genuine chiller-free is worth roughly AED 4,000–8,000/year in cost but often lets you hold a higher headline rent and lease faster — it's one of the levers I use when a unit is sticking. Note that in branded towers the chiller is billed separately from service charges (which already run AED 25–48/sqft — see the service charge guide); factor both when comparing net yields.
Budget AED 700–1,100/month for a 1-bed and AED 1,100–1,700 for a 2-bed, all-in — and treat "chiller free" as a contract clause, not a listing headline. For buyers running yield numbers: the chiller sits on the tenant in a standard lease, so it doesn't hit your return — but a building's cooling efficiency shows up in how easily it re-lets.
