Buying Dubai property without setting foot in Dubai.

Thousands of international buyers purchase Dubai property every year without being physically present. Dubai built one of the world's most digitised, investor-friendly real estate ecosystems — here's exactly how the remote process works, step by step.

Why it works here. The DLD's Dubai REST app lets a buyer in Toronto verify a Business Bay project's developer licence and escrow status before committing a dirham — and UAE law explicitly recognises Power of Attorney arrangements. Buyers from 100+ nationalities transact annually, many never attending handover.

Step 1 — Virtual tours: seeing is still believing

Step 2 — Signing the SPA from abroad

Route A (preferred for high value): sign before a notary in your home country, apostille (Hague Convention), courier to Dubai. Route B: DocuSign / Adobe Sign, where the developer accepts it — always confirm first. The final DLD transfer at a Trustee Office still requires a person in the room, which is where the POA comes in.

Step 3 — Power of Attorney

  1. Draft a POA scoped specifically to the property transaction (your agent or a UAE lawyer provides the template)
  2. Sign before a notary public at home
  3. Apostille — or legalise via the UAE Embassy for non-Hague countries
  4. Courier the original to your attorney in Dubai; MOFA attestation may follow

Your attorney can be your licensed agent, a UAE lawyer, or a trusted Dubai-resident friend. Keep the scope narrow — this transaction only — and confirm the DLD Trustee Office accepts POA for the transaction type.

Step 5 — Payments and non-resident mortgages

Payments: SWIFT wire transfers in AED. Booking deposit 5–10% (developer or RERA escrow), 4% DLD at registration, ~2% agency on resale, plus a modest trustee fee. Brief your bank in advance — UAE banks must confirm source of funds. Mortgages: Emirates NBD, Mashreq, ADCB and others start applications remotely; non-residents cap around 50% LTV under AED 5M with passport, income proof, six months of statements and employment documents. Step 6 — Choosing the right agent

In a remote deal, your agent is your eyes, ears and legal proxy. Before proceeding, ask: their RERA broker card number (verify it on the DLD site); how many international transactions they've closed in 12 months; whether they'll live-tour every shortlisted property; their lawyer relationships for POA and contracts; references from overseas buyers. Vagueness on any of these — or pressure to sign fast — is your cue to walk.

If and when you do visit

Many buyers visit once, around handover. Before you land, your agent should have: candidates shortlisted and virtually toured, DLD ownership verified, an SPA draft ready for review, mortgage pre-approval secured, and the POA coordinated — so the trip is about the physical space and signatures, not starting over.

What extra fees does remote buying add?
Same core fees as buying in person (4% DLD, 2% agency, trustee fee) plus home-country notary/apostille, courier, and UAE lawyer fees — the lawyer is advisable above AED 1M regardless.
Off-plan or resale for remote buyers?
Off-plan direct from a developer is the smoothest fully-remote route; resale works well with a POA. The full buying process applies either way.
