
Verifying a developer is the single most important step between a profitable investment and a costly mistake. Here is exactly how to check credentials through the DLD and RERA, confirm the escrow account, use the Dubai REST App, spot the red flags, and interrogate your agent — before committing anything.
Why it matters. Off-plan represents over 60% of Dubai transaction volume — dominant, and therefore worth scrutinising. Your money depends entirely on the developer's credibility and compliance.
Dubai REST App → Services → Real Estate → Registered Developers, or the eServices portal at dubailand.gov.ae. A valid registration shows an active RERA developer number, a valid DED trade licence, and current (not expired or suspended) status. If a developer isn't in the register, they cannot legally sell off-plan. Full stop.
Look for 2–3 completed, handed-over projects, deliveries broadly on schedule (multi-year delays are a warning), transparent responses to criticism, and years of Dubai operating history — not a company formed for a single project.
Dubai REST → Off-Plan Projects → search the project: the listing shows the trustee bank and account number. You can also call the DLD on 800-4488. You're entitled to contact the trustee bank directly to confirm the account — legitimate developers encourage this. No escrow details = do not proceed. The specific project needs a valid off-plan sales permit, current and renewed per phase. The registration also displays the construction completion percentage — if sales claim 40% and the DLD shows 10%, that discrepancy demands an explanation. Without project registration your SPA can't be registered with the DLD and your ownership has no official recognition.
