
Furnishing is capital expenditure, so treat it like one. On the Creek I see both failure modes weekly: owners who lose a Downtown-relocating tenant because the unit is bare, and owners who sink AED 90k of designer furniture into a long let that would have rented identically at AED 40k. The right answer is per-unit maths, not taste.

Short-let grade adds full kitchenware, double linen sets, blackout curtains, smart TV/wifi hardware and styling for photography. Budget a 10–15% refresh every 2–3 years.
Furnished long lets on the Creek typically command 10–15% over unfurnished and lease noticeably faster, because the district's tenant profile skews to relocators and professionals arriving without a container of furniture. Run the payback: a 1-bed renting at AED 100k unfurnished → ~AED 112k furnished is AED 12k/year against a AED 35k spend — a ~3-year payback plus faster leasing and shorter voids. On a 3-bed the same premium percentage needs a much bigger spend to earn it, and family tenants often prefer their own furniture — which is why I usually advise furnishing 1-beds yes, 2-beds case-by-case, 3-beds rarely.
The exception: branded towers (Address, Palace, Vida). Tenants there expect turnkey — an unfurnished branded unit fights its own building. Furnish to the building's standard or buy elsewhere.
For holiday homes, this isn't a premium decision — DET licensing requires a fully equipped unit, and on Airbnb the furnishing IS the listing: photography, reviews and nightly rate all price your fit-out. Creek Beach and marina-view 1–2 beds are the district's short-let sweet spot (the full licence-and-returns picture is in the short-term rental guide). Two rules from units I've watched perform:
Furnish where the payback is under three years: 1-beds targeting relocator tenants, anything in a branded tower, and every short-let unit — with a fit-out sized to the photograph, not the showroom. Skip it on family 3-beds and anything you plan to sell soon.
