
Every masterplan keeps one district deliberately low. In Dubai Creek Harbour, that district is Green Gate — Emaar's newest launch zone at the north-western entrance of the community, designed as the “green gateway” into the Creek. Just five residential towers with townhouses at ground level, wrapped around a park, a plaza and — the headline — the first dedicated school inside the masterplan.
Where the Island District is built around the marina and Creek Beach around the lagoon, Green Gate is built around open space. Three pieces anchor it:
The school changes the maths. Until now, every Creek family drove 10–15 minutes to school (see the family guide). Green Gate is the first district where the school run is a walk — in Dubai, in-community schooling has consistently commanded a family premium (Dubai Hills, Arabian Ranches, The Springs all price it in).

That's the whole district — five towers, one of each flavour: a skyline flagship (Albero, from ~AED 1.82M), a waterfront wellness play (Altan), two branded addresses (Montiva by Vida from ~AED 1.91M; Lyvia by Palace) and a park-side low-density option (Silva). All on Emaar's standard 80/20 payment plans with ~10% booking; Montiva sits nearest the upcoming Blue Line metro station. Townhouse releases follow at ground level.
Scarcity by design. Five towers is the entire district — when it sells out, there is no second wave of Green Gate supply. Low-density pockets inside high-density masterplans have historically been the strongest long-term holders (Downtown's Old Town is the classic example).
The school premium is proven, not speculative. Family buyers pay for walkable education everywhere in Dubai. Green Gate will be the only Creek address that offers it.
Timing lines up with the catalysts. Handover around 2028–29 lands with Dubai Square and the metro opening — keys arrive as the district's amenity gap closes.
The honest trade-offs: this is a 2028+ horizon — nothing to rent or occupy until handover; the school's operator, curriculum and fees are not yet announced; and launch pricing (~AED 2,400/sqft) is close to today's district median, so the upside is in the catalysts and the scarcity, not a launch discount.
