The Island carries a premium of roughly 8–12% like-for-like — you're paying for height, views and the marina address. The Beach gives more space per dirham, which is exactly why its two- and three-beds move fastest.
Choose Creek Island if: you're a professional or couple, you want skyline and marina views, you'll use the park and promenade daily, or you're an investor targeting the deepest one-bed rental pool in the district — Island one-beds are the Creek's most liquid asset.
Choose Creek Beach if: you have children (the lagoon is effectively a private beach club), you want low-rise quiet over tower living, or you're optimising space per dirham. Beach three-beds compete directly with townhouse budgets elsewhere in Dubai — and win on location.
Investor angle: Island for yield-per-dirham and liquidity; Beach for family-tenant stickiness — lagoon-facing family units renew at very high rates, cutting vacancy loss.
Both ride the same catalysts — the Blue Line in 2029 and the district's continuing build-out. The Island's premium lines (park-facing, high-floor marina views) have historically outperformed the district average; the Beach's edge is scarcity — low-rise lagoon-front stock can't be added the way towers can. There is no wrong answer at today's basis; there are wrong units in both.
