Buying Dubai property as an Indian national — the complete 2026 guide.

By Muhammad Dawood·19 July 2026·11 min read

Indians are the largest foreign buyer group in Dubai's property market, year after year. A 3.5-million-strong diaspora, the India-UAE CEPA corridor, direct flights from every major city, and a dollar-pegged currency make Dubai feel like an extension of home. But cross-border buying has rules — LRS limits, TCS, DTAA, Schedule FA. Here's all of it.

Why Indian buyers dominate

What you can buy

Almost anything in the freehold zones — no quotas, no nationality caps, no residency requirement. Individual or joint title (e.g. with a spouse), full DLD-registered ownership. Both off-plan (5–10% booking + staged payments) and ready (cash or mortgage) are open to you — see off-plan vs ready.

Sending money from India: LRS, FEMA, RBI

Resident Indians: the Liberalised Remittance Scheme allows USD 250,000 per person per financial year for overseas property — a couple buying jointly can remit up to USD 500K. Remittances go through an authorised dealer bank on Form A2. Note TCS at 20% on LRS remittances above INR 7 lakh — not a tax (credited against your ITR liability) but a real cash-flow item. Above USD 250K needs prior RBI approval.

Where Indian buyers concentrate

Mortgages for NRI buyers

UAE banks (Emirates NBD, Mashreq, ADCB, RAKBANK): up to 75% LTV on ready property under AED 5M for NRI residents, ~AED 15–20K/month minimum income, tenure to 25 years. Indian banks (SBI International, HDFC, ICICI) offer NRI home loans disbursed in INR against overseas or Indian assets. India-based buyers often skip mortgages entirely via developer payment plans.

The community factor

Hindi, Malayalam, Tamil, Gujarati and Punjabi across the city; every regional cuisine; established CBSE and ICSE schools; Diwali and Holi celebrated openly. For many Indian families, Dubai isn't foreign — it's a second home.

Where do I start?
The step-by-step buying guide covers the full process; the LRS/DTAA specifics above are the India-side additions.
